What? Trying to be sensible about your forever home?
DH and I more or less went "whole hog" on our place and were confined only by the lot restrictions (set-back from the street and from other lots, etc.) so I imagined that you could go bananas with your acreage. But then you plug in the sensible thing like budget and prick my balloon ... sigh.

I am an accountant - always sensible. I had actually hoped to "downsize" some but DH insists both kids need to keep their own rooms and several realtors have told us to please at least put in 3 bedrooms for resale. So 3 bedrooms plus a large studio/guest room it is. The overall size is only going down slightly, but we are losing the separate dining and family rooms. And I am getting my dream kitchen, walk in pantry and laundry room with outside door to bring in muddy dogs. And a large porch with a view and a fire pit near the house. We're trying to keep it less than 3000 but it keeps creeping up there.

question for you Lynne. How wide is your binding? It almost acts like a border. I always agonize over the border on novelties - thinking maybe a wide binding might be a good option. Here's the last 3 tops, trying to decide on borders. the other 7 are quilted, waiting to bind.

Your plan sounds just perfect to me!
As for later resale (like when we are dead and gone) DH and I are not at all concerned about that.
It becomes a problem for our kids and they are welcome to it. We are maintaining the house in good shape and they get to squabble over the sale price and those details once we are "outtahere" .... LOL

What pretty bright colors! I can't wait to see them all spread out. I don't generally do borders, but once in awhile one will call for it. I use a 2.5 strip for my binding--sew on the back and turn to the front. Try it on one of them and see how you like it.

It's fused and thus a "quick and dirty" project if you happen to have the fabrics on hand.
